The Four Stages of Property Staging

Staging a property for sale can not only speed up the journey to completion, but it can also maximise the value of your property. In the past, we have talked about the benefits of property staging, but this month, we wanted to break down the process in more detail so you know what to expect when you decide to sell up. 

One of the major hurdles that we have identified in sellers is the thought of having to invest in the upfront cost of property staging. We know that first impressions count, so foregoing property staging, waiting to see if buyers are interested and then getting no pick-up means it’s too late. If there’s no interest in an unstaged property, it is usually taken off the market for a while. After a cooling-off period, it is staged and reintroduced, but frequently, buyers who have seen it before will remember the way it looked and choose not to revisit it. Investing up-front in property staging does spark greater buyer interest and more competitive offers. Ultimately, it makes the sellers’ job of visualising the space much easier. 

Property staging has something of a divisive rep in the market. This is largely down to the look or aesthetic commonly associated with staged properties - cookie-cutter, impersonal and stark interiors that do very little to give potential buyers a full picture of the property.   1. Floor Plan

Before we dive into the transformation of your home into a stylish space in which potential buyers can envisage their future lives, we start with the backbone of our process. This is the floor plan. Providing us with the floor plan helps us to understand the layout of your space, allowing our staging experts to develop a tailored look and feel that enhances your property’s best features to maximise its sale price. 

2. Quote

Once we have a sense of exactly what the property needs to be able to sing, we provide a transparent and competitive quote. Our pricing is fair and comprehensive, ensuring you know exactly what to expect from the final result. There are no hidden fees or surprises, just straightforward pricing for exceptional staging services.

3. Site visits

With your approval of the quote, our team will schedule a site visit. This crucial step allows us to immerse ourselves in your space, helping to inform our vision and allowing us to flag any concerns around access and dimensions. We also take note of architectural nuances and lighting conditions, giving us more of a sense of what materials will perform best, or where we might want to hang specific works of art, for example. 

4. Installation

For both us and our clients, installation day can be rather magical. Our skilled team arrives with carefully curated furniture and accessories in tow, and with precision and care, we deliver a staged property designed to captivate potential buyers and elevate your property's appeal. Every single detail, from tasteful details to larger furniture items, is meticulously crafted to showcase your property in its best light.
