Staging property for sale - You only get one chance to make that first impression
If you are keen to move and looking to sell your property, you will know that the market at the moment is tricky. There are lots of properties available both on and off market, but many are not selling, and often the prices being offered are low.
If you have an empty property, in a prime London location, you are likely to find it beneficial investing in ‘staging’ up front to really make your unfurnished property show at its best - spark interest, and close the sale.
Many say it is currently a buyers market, which makes it all the more important to :
a) style and position furniture and accessories for photography that LURES PROSPECTIVE BUYERS in to view,
b) then to CAPTURE THEIR IMAGINATION when visiting in person so buyers can get excited about how they could live in the space.
c) In addition, if laid out in a way that is visually DISTINCTIVE & POLISHED, there is less of an argument to haggle / justify the price.
The properties that are selling, more often than not, are ‘best in class’ - meaning a space that a buyer can quickly envisage moving into, well organised and easy on the eye, yet with something distinctive. If you have an empty shell of a property and are up against other similar properties, you are likely missing a trick.
We recommend that you don’t fall into the trap of thinking you can just do a good tidy yourself. If you choose to think about styling later ‘if no one takes the bait’, then you may well need to take it off the market, rephotograph and then potentially reprice and market again - missing prospective buyers and wasting more energy, time and money yourself. The process is exhausting enough without having to do that!
So although you need to invest up front, as Emma would say, “do it once and do it well”.
